I had the misfortune of renting to a family who I ended up evicting after 1 ½ years. They were hoarders and very nasty. They had 2 destructive Pit Bulls. They brought German roaches when they moved in which were very difficult to get rid of and expensive. The carpet had to be removed from all 3 bedrooms. It has cost me thousands to get it back to “rentable condition”. They have been gone 2 months and teh repairs are ongoing. They stopped payment on the last check they gave for rent so this has been a very expensive lesson.

I have known Keith Smart the last 5-6 years. He used to work as a sales rep for, Swimco a window manufacturer and I have bought close to $100,000 worth of windows, doors from him and his company over the last few years. Then he had some problems, started working for Home Depot where I met him daily and then finally for my builder.

Grifter Alert - Ricky Michael Fletcher and Family! Do not believe this "church going family of five". From the first day they sign the lease, trouble begins. Excuses are plentiful for why they cannot turn on power. Next will come the excuses for being short on the rent. next they will borrow tools... They may say "God Bless you" but as new vehicles appear, and the faint smell of "special cigars" greets you at the door, they are really bad news. They pull this scheme like pros. Once they have worn out the welcome, they will disappear without notice. They have jobs. They just don't believe in paying rent. Court judgements are meaningless. They won't answer summons. They like owner/landlords, so when you hear the words God Bless, when they apply, be very afraid.

Trent Hayden is a terrible landlord. We've lived here a year and a half and he's promises to fix broken drawers, a hole cut in the wall, and a broken shower (all that way BEFORE we moved in). The ceiling fan and also the light mounted on the wall in the master bedroom do not work, it's been 3 months of that. We wen't without heat for 3 days because he forgot to pay the bill, which also meant no hot water (at the time my baby was 10 months old and the neighbors baby downstairs was 2 1/2 months old). The basement apartments bathroom ceiling fell in, and the shower in the apartment below us fell off the wall. He's selling the building. Would have been nice to have these things taken care of. My hudband is refusing to pay rent and we are looking for another place!
